Multi-year Income Statement

This income analysis report is one of four income statements that Investment Analyst can print. Income statements available are:

Stabilized Income Statement
First Year Income Statement
Terminal Year Income Statement
Multi-year Income Statement

The Multi-year Income Statement lists income and expense information for each year of your analysis. The numbers contained herein are the basis for a discounted cash flow analysis and an integral part of the audit trail that will give you confidence in your analysis. It allows you to document WHERE THE NUMBERS COME FROM.

You have control over the number of years that appear on a page and how much detail is shown in the income and expense listing. Ratios at the bottom of the report help you to evaluate your analysis and verify that your entries are correct. These ratios include the vacancy percentage, the ratio of expenses to total income, and the growth rate in net income.

In the report to the left, each tenant is listed individually. At your option, you can customize this report to print only Total Income and the items that follow. Four expense categories are listed. However, you can instruct Analyst to print only expenses, without the headings. When entering expenses, you can enter each individually, or you can define groups of expenses that are similar. In the report to the left, we define Real Estate Taxes as a group and then enter School, Local and County Taxes individually. Analyst provides enormous flexibility to customize the look of your reports.
