Reliable Income Analysis Software
Employing the income capitalization process, Investment Analyst has been used by real estate professionals for more than 20 years to analyze and value income producing real estate. Advanced mathematical techniques are applied that go well beyond the antiquated Band of Investment method. These techniques include the Discounted Cash Flow Method, the Mortgage Equity Technique and Net Present Value analysis. Investment Analyst calculates the value, based upon the equity yield requirements and projections of the analyst. Mortgage financing, closing costs, selling expenses, income growth and property appreciation are among the many factors considered. Holding periods can range between 1 and 60 years. Reports can be printed, pasted or saved to an Excel spreadsheet, PDF file, or RTF file. Reports can be merged into a word processing document. One new feature that has been recently added is the ability to automatically generate an entire Income Approach narrative almost instantly.
